Apartment Prices Continue Upward Trend in January

Ulaanbaatar, February 13, 2026 /MONTSAME/. Nationwide, prices of new apartments increased by 14.2 percent year-on-year and 1.1 percent month-on-month in January, while prices of existing apartments rose by 11.5 percent compared to the same period last year and by 0.4 percent from the previous month.


The average price per square meter of new apartments reached MNT 5.05 million last month, with the highest price recorded in Ulaanbaatar's Sukhbaatar district at MNT 6.11 million. Compared with the same period a year earlier, prices rose the most in Bayanzurkh district of the capital, up 18 percent (MNT 722,400), and the least in Songinokhairkhan district, up 0.7 percent (MNT 24,000), according to the National Statistics Office.


Meanwhile, the average price per square meter of existing apartments was MNT 4.94 million, with the highest price recorded in Sukhbaatar district at MNT 5.83 million. Year-on-year, prices increased the most in Khan-Uul district, up 16.5 percent (MNT 776,400), and the least in Sukhbaatar district, up 0.2 percent (MNT 10,500).


A pilot survey showed that the average monthly rent last month was MNT 1.34 million for a one-room apartment, MNT 1.87 million for a two-room apartment, and MNT 3.05 million for a three-room apartment.


The housing price index rose by 12.6 percent year-on-year in January 2026.
