First Residents Move into New Homes Following Redevelopment of the 100 Ail Public Housing Project

Ulaanbaatar, December 14, 2025 /MONTSAME/. Prime Minister Zandanshatar Gombojav inspected the progress of the public housing redevelopment project in the 100 ail area of 10th khoroo, Sukhbaatar district on December 13, 2025.
The public housing complex, which was originally commissioned in 1947, was included in a redevelopment project in 2022. “Munkh Arvin Bulag” LLC won the tender and is implementing the project with 100 percent private investment. Under the project, a residential complex comprising seven apartment buildings with a total of 800 units, a five-storey service center, and a six-storey parking facility is to be constructed over a three-year period. As of today, three apartment buildings have been commissioned, and more than 100 households have received the keys to their new homes. The remaining households are scheduled to move into their apartments by the first quarter of next year.
Previously, 360 households lived in the public dormitory-style building, which was not connected to engineering infrastructure, relied on delivered water for daily use, and was in poor condition, with walls and ceilings on the verge of collapse. Although tenders were announced to implement a redevelopment project, they failed 22 times due to unresolved infrastructure issues and the challenging construction conditions, which discouraged potential developers.
In 2020, infrastructure financing was secured through an investment of MNT 6.8 billion from the capital city’s budget. In 2022, when PM Zandanshatar was serving as Speaker of the State Great Khural, he visited the site with relevant officials at the request of the residents to assess the situation firsthand, which helped accelerate the project’s implementation.
The successful progress of the project was also influenced by the high level of participation and engagement of the residents. They established a non-governmental organization and actively monitored the implementation of the project.
